“Yellowstone” actress Barret Swatek can’t wait to leave Hawaii for her home state of Alabama.
She and her husband, retired hedge-fund manager Adam Weiss, relocated to Hawaii from Malibu, Calif., during the pandemic, paying $45 million in 2021 for an eight-bedroom beachfront home on Maui’s west coast. Then they spent millions on renovations, art and furniture for the home.

But when their daughter, Dixon, was born in 2024, they quickly realized they wanted to raise her in Alabama, closer to Swatek’s parents and Weiss’s two daughters from a previous marriage.

“We just feel like we’re too far from them and from Barret’s family, and I think the baby kind of changed the equation on that,” said Weiss, the co-founder of Scout Capital Management.

They are in a hurry to relocate—with Dixon growing quickly, there is no time to waste, Weiss said. They quietly shopped the home off market for $65 million late last year, but then decided to skip the traditional listing process and instead put it up for auction, giving them a two-month timeline for the sale.
The auction will open April 10 and close April 22nd. Weiss declined to disclose how much they would accept for the 0.87-acre property, but bids are expected to start between $17.5 million and $35 million, said Chad Roffers, CEO of Concierge Auctions, the company handling the auction. There is no reserve price.
Most of the furniture is included in the sale price.

The roughly 21,700-square-foot, beachfront house is located on Keawakapu Beach, adjacent to the upscale Wailea neighborhood in South Maui, said Matt Beall of Hawaii Life, who was shopping the property off-market with colleague Josh Jerman. Designed around 2002 by the Mexican architect Ricardo Legorreta, the stucco house has geometric designs, vibrant colors and playful use of light and shadow, said Beall. At the entrance, a courtyard with a tall tower opens to an interior courtyard with reflecting pools, he said.

“Right now, I’m looking out at the reflecting pool, and the way the sun is positioned and hitting, I’m seeing this beautiful reflection,” said Swatek. “All day long, it changes.”
With travertine and koa wood finishes, the house has a wine room, a gym, a yoga studio, an office, and numerous terraces. The house also has a game room that Swatek and Weiss filled with arcade games. A lap pool is 75 feet long.
After buying the house, the couple added a bar off the kitchen and converted a media room into a library, Weiss said. In the primary suite, they turned an office into a dressing room. Most of the furnishings are included in the sale price.
The couple like to paddle board among the whales that breed in the water near their property, said Swatek, who is also known for her role in “American Housewife.” One day, “I lay down on my board and put my mask in the water, and I watched this calf nurse from their mother for a good 10 minutes,” she said. “That was something else. And a few years later, maybe that calf is back here with its mother. And I have my baby now, and we’re watching the whales together.”

Still, Swatek has realized that she wants to raise her daughter the way she was raised—on her parents’ horse farm outside Birmingham. Swatek and Weiss plan to relocate to the farm, where her parents still live, once their Maui home is sold. They plan to build a separate residence for their family on the property.
“I’ve really cherished how I grew up,” said Swatek. “When I came back from school, my brothers and I would hop on a horse bareback and ride for the afternoon.”

Once Swatek and Weiss decided to sell, the quick timeline of an auction appealed to them, Weiss said. Since most ultraluxury Hawaii buyers come from out of state, he said, they hope the auction deadline will motivate potential buyers to see the house sooner rather than later.
When it comes to luxury real estate, auctions have a mixed track record. A recent Wall Street Journal analysis found that a majority of properties sold by Concierge Auctions traded for less than their initial asking price. “We deliver market value for our sellers in a finite timeframe and have a history of setting sale records for highest prices in multiple states and countries,” Roffers said.
The property is about 0.87-acre.

Swatek and Weiss “thought long and hard” about whether to choose the auction route, Weiss said. “We feel good about the decision we’ve made at this point.” They can cancel the auction if they are not happy with the initial bids, he said, so they feel that they “have a good opportunity to make sure that we’re not selling it for a stupid price.”
Weiss and Swatek sold their Malibu home, which once belonged to Cindy Crawford, in 2022 for $70.4 million, according to property records.
There were eight home sales over $10 million on Maui in 2024, according to a Hawai’i Life report. In 2021, Amazon founder Jeff Bezos paid $78 million for a 14-acre Maui compound in an off-market deal.
